mortgage loan. When you refinance, you may simply replace your existing
mortgage, or add an additional mortgage to the existing mortgage.

Title Insurance
Buying a home is an
important investment and you want to be sure that title is yours as per your
written direction. You don’t want to find out, after closing, that the
title is imperfect due to an old lien, or that someone has a claim against your
land.
Traditionally, purchasers and lenders have relied solely on their
lawyer’s “legal opinion” that they have “good and
marketable title.” The lawyer reviews the documents in the registry/land
titles office, and writes to the municipalities to confirm that there are no
claims against the property. Unfortunately, no lawyer can assure you that there
is absolutely no chance of an error in the government records, that there are
no undisclosed claims, or that what appears to be the signature of the prior
owner or consenting spouse is a true signature.
Purchasers can now
choose “title insurance” in addition to their lawyer’s
assistance. The benefit to you (at a minimal cost) with title insurance is
that, except for such matters such as native land claims, environmental
compliance and the like, you will be insured for good title.
Land Transfer Tax
Ontario
Land Transfer Tax is calculated on the purchase price of a home, and is payable
at the time your new Transfer/Deed is registered to close your
transaction.
For newly constructed Ontario homes, Land
Transfer Tax is payable on the purchase price, net of H.S.T/G.S.T.
